Preconstruction Manager

Primary Responsibilities

  • Lead and manage the preconstruction phase of the project from conceptual design to construction readiness.
  • Collaborate with project managers, architects, engineers, and clients to define project scope, budget, timeline, and goals.
  • Organize and attend preconstruction meetings with stakeholders, ensuring alignment on project details and objectives.
  • Develop and manage accurate project cost estimates, including material costs, labor, equipment, and subcontractor bids.
  • Perform value engineering to ensure cost-effective solutions while maintaining quality.
  • Identify potential cost-saving opportunities and propose alternative strategies to meet budget requirements.
  • Develop and manage the project’s preliminary construction schedule, ensuring critical milestones are identified and achievable.
  • Work with the project team to develop a detailed timeline, including subcontractor involvement, material procurement, and site preparation.
  • Identify potential risks and challenges during the preconstruction phase, and develop mitigation strategies.
  • Review contract documents for potential issues or discrepancies, ensuring clarity and compliance.
  • Maintain comprehensive records and documentation for preconstruction processes, including drawings, specifications, and contracts.
  • Provide regular updates to senior leadership, clients, and stakeholders on the progress of preconstruction activities.
  • Lead and mentor preconstruction staff, including estimators, coordinators, and assistants.
  • Foster a collaborative and positive work environment, ensuring smooth communication and teamwork between all parties involved in the preconstruction phase.
  • Establish and maintain positive relationships with clients, subcontractors, and external partners.
  • Act as the primary point of contact for clients during the preconstruction phase, addressing inquiries and ensuring their needs are met.
